Property Sales (Sold)

April property sales were 694 unit 

  • Up 3.1% from 673 sales last month
  • Up 14% from 607 sales last year

Current Inventory (For Sale)

Total Units available for sale at the end of April were 2635

  • Down 7.2% from 2939 units from last month
  • Down 2.4% from 2701 units from last year

Property Under Contract (Pended)

Total Units Under Contract at the end of April were 811

  • Up 8.4% from 748 units from last month
  • Up 28.3% from 632 units from last year

The Average Sold Price per Square Footage is Appreciating*
The Average Sold Price per Square Footage is a great indicator for the direction of property values. Since Median Sold Price and Average Sold Price can be impacted by the 'mix' of high or low end properties in the market, the Average Sold Price per Square Footage is a more normalized indicator on the direction of property values. 

The April 2018 Average Sold Price per Square Footage of $243 was 

  • Down 0.4% from $244 last month
  • Up 8.0% from $225 in April of last year


The Days on Market 
The average Days on Market (DOM) shows how many days the average property is on the market before it sells. An upward trend in DOM trends to indicate a move towards more of a Buyer’s market, a downward trend indicates a move towards more of a Seller’s market. 

 The DOM for April 2018 was 79, which is

  • Down 6.0% from 84 days last month
  • Up 8.2% from 73 days last year

The Average For Sale Price 
The Average For Sale Price in April was $737,000 which is

  • Up 2.5% from $719,000 from last month 
  • Down 2.4% from $755,000 from last year.  

The Average Sold Price
The Average Sold Price in April was $411,000 which is

  • Down 0.5% from $443,000 from last month 
  • Up 10.5% from $399,000 last year.

A comparatively lower Months of Inventory is more beneficial for sellers while a higher months of inventory is better for buyers.

Buyer’s market: more than 6 months of inventory
Seller’s market: less than 3 months of inventory
Neutral market: 3 – 6 months of inventory. 

Months of Inventory based on Closed Sales,  The April 2018 Months of Inventory based on Closed Sales of 3.8 was 

  • Down by 9.5% from 4.2 last month 
  • Down 13.5% from 4.4 last year

Absorption Rate measures the inverse of Months of Inventory and represents how much of the current active listings (as a percentage) are being absorbed each month.


Buyer’s market: 16.67% and below
Seller’s market: 33.33% and above
Neutral market: 16.67% - 33.33%


Absorption Rate based on Closed Sales
The April 2018 Absorption Rate based on Closed Sales is 26.3%

  • Up 11.0% compared to 23.7% last month
  • Up 16.9% compared to 22.5% last year
